During the construction phase, JHK Builders offers a wide range of services tailored to the client’s needs. Our services are flexible and adaptable to the specific requirements of the project. We collaborate closely with all parties involved to ensure smooth execution, addressing challenges promptly to maintain quality and meet project deadlines.

The close-out process begins during the preconstruction phase, with close-out requirements included in the bid packages, and concludes with comprehensive staff training and full system operation. The project is deemed complete only when the client is fully satisfied and all systems are fully operational.

Known as “Lump Sum” or “Hard Bid” contracting, JHK Builders assumes full responsibility for all construction activities. This responsibility stems from a price competition based on the contract documents provided by the Owner, ensuring the project is completed within the agreed scope, schedule, and quality standards.

As the Design-Build Entity, JHK Builders subcontracts architectural and engineering services, serving as the single point of contact. In partnership with a selected architect or licensed entity, they work together to deliver design and construction services within a set cost and timeline, ensuring the Owner’s needs are met.
