close-out
The close-out process begins during the preconstruction phase, with close-out requirements included in the bid packages, and concludes with comprehensive staff training and full system operation. The project is deemed complete only when the client is fully satisfied and all systems are fully operational.

bid-build
Known as “Lump Sum” or “Hard Bid” contracting, JHK Builders assumes full responsibility for all construction activities. This responsibility stems from a price competition based on the contract documents provided by the Owner, ensuring the project is completed within the agreed scope, schedule, and quality standards.

design build
As the Design-Build Entity, JHK Builders subcontracts architectural and engineering services, serving as the single point of contact. In partnership with a selected architect or licensed entity, they work together to deliver design and construction services within a set cost and timeline, ensuring the Owner’s needs are met.

construction management
As Construction Manager at Risk, JHK Builders collaborates with the Owner in planning, design, and construction, managing contracts, procurement, and cost/schedule. Acting as General Contractor, JHK Builders oversees subcontractor contracts through competitive bidding to ensure the project’s success.
